DOWN PAYMENT: A 10% down payment on the day of the auction shall be paid by each buyer with the balance due at closing. The down payment may be in the form of cash, cashier’s check, personal check or corporate check. Bidding is not conditional upon financing. The down payment shall be nonrefundable.
PURCHASE AGREEMENT: All successful bidders will be required to enter into a Purchase Agreements at the auction site immediately following the close of the auction. The Real Estate shall be offered as an absolute sale auction.
DEED(S): The Owners shall provide Warranty Deed(s) conveying title to the property at closing.
CLOSING: The balance of the purchase price is due at closing which will take place within 30 days of the presentation of insurable title.
POSSESSION: The successful bidder will have control over the tenancy rights for crop year 2017 and thereafter.
REAL ESTATE TAXES: The real estate taxes will be prorated to the date of closing.
MINERALS: The Owners will retain all mineral rights they currently own.
