PROPERTY LOCATION: Located in Section 4 of Bible Grove Township, Clay County, IL, 17-miles north of Clay City, IL and 20-miles south of Effingham, IL. GPS Locator: 38.898024, -88.429507

PROPERTY DESCRIPTION:

For the farmland investor, this tract is productive Clay County farmland featuring 991A/Cisne Huey silt as the predominant soil type, with a Crop Productivity Index weighted at 101.5. The tract is level and provides easy access with frontage off Athens Lane for transport to grain terminals. 

In an area known for oil production, the farm has an active royalty income. Please refer to website for oil production numbers.

PROCEDURE:  The real estate will be offered in ONE tract via online only auction. There will be open bidding during the auction as determined by the Auctioneer. Conduct of the auction and increments of bidding are at the direction and discretion of the Auctioneer. All decisions of the Auctioneer are final.

DOWN PAYMENT: A 10% down payment will be required from the successful bidder on the day of the auction with the balance due at closing.  The down payment may be in the form of cash, cashier’s check, personal check or corporate check.  Bidding is not conditional upon financing. The down payment is non-refundable.  

ACCEPTANCE OF BID PRICES:  All successful bidders will be required to enter into Purchase Agreements immediately following the close of the auction.  All final bid prices are subject to the Seller’s acceptance or rejection. 

TITLE AND DEED:  Seller agrees to furnish an owner’s title insurance policy brought down to date showing good and merchantable title for the sale of the Real Estate, and agrees to execute and deliver to Buyer(s) a sufficient Deed for sale of real estate. 

CLOSING:  The balance of the purchase price is due at closing, which will take place within 30 days of the presentation of insurable title.

SURVEY: If a survey is deemed necessary to establish new legal descriptions, the costs of the survey shall be split 50/50 between Seller and Buyer(s).

MINERALS: Seller will convey all mineral interests owned.

POSSESSION:  Possession to the real estate shall be delivered to Buyer(s) at closing. Buyer will have farming rights for 2021.

REAL ESTATE TAXES:  The real estate taxes will be prorated to the date of closing.
